Property description:
We have renovated the house extensively and with great attention to detail over the last 15 years. Unfortunately, some of the work that the new owner still has to do has not been completed. A new coat of paint will also be necessary.
Living space: 85 sqm
Plot: 2680 sqm, 1000 of which is fenced in.
Built around 1960
We have completely dug up the house, laid a drainage system to prevent rising damp and plastered it on the outside. There is a new roof on it, 2 new stainless steel chimneys have been installed, a connection to the sewer system, all water pipes from the water meter to all rooms have been replaced, pipes for central heating are in the floor, but heating is currently provided by 2 wood stoves, as we have not lived there all the time. A modern boiler can be installed in the adjoining room at any time to heat with wood or gas. The gas connection is in the front garden.
All electrical cables have been re-laid, high voltage is available, the main power line was replaced from the previous overhead line with an underground cable.
Inside, everything has been freshly plastered, new floor coverings, some laminate, some tiles.
Floor-level shower and toilet, artistically designed with mosaics.
The same goes for the kitchen, which has an electric stove with ceramic hob and a wood-burning kitchen witch, which is suitable for cooking, baking and heating with 6 kW. The large refrigerator with freezer and a dishwasher can be taken over.
Hot water is provided by a continuous flow heater that supplies the kitchen and bathroom.
Satellite dish and television available.
In the courtyard, the terrace was re-laid and all the rainwater that flows down the slope is consistently diverted away from the house. The water gutters along the terrace are designed with mosaics, as is the outside water tap.
New plastic windows with roller shutters and fly nets, the front door and the interior doors are new.
The walls of the main house are made of fired bricks, the outbuilding is made of rammed clay.
Several large walnut trees, sweet chestnuts, cherries, apples, pears, wicker, raspberries, blackberries and a huge fig tree that bears an enormous amount of fruit.
The property is suitable for keeping animals and self-sufficiency, the soil is rich in humus and the plants thrive very well in it.
Freelance artists, artisans, hobby gardeners and nature lovers will also find a paradise here.
There is a paved barbecue area. We have gradually planted the garden, but it needs a caring hand on site. The rest of the property allows a lot of freedom for design. We have planted willows along the upper terrace and woven them into an artistic privacy screen.
Further back on the spacious, elongated property there is a large open barn, which we most recently used as a mosaic workshop.
The clay building adjoining the house still needs to be renovated inside, but the roof is new. Wood is currently stored in it, but it would be suitable for setting up additional living spaces, a studio or workshop.
In recent years we have demolished dilapidated outbuildings, so the farm is already free of "legacy burdens" that are often found in Hungary.
The simple furnishings, including the fitted kitchen, can remain in the house if desired.
Zalaujlak is a small town where Hungary has been preserved in its original form.
Viewings possible at any time via the estate agent (we will cover the costs.)

Furnishings:
Fresh water, sewer, electricity, gas are on the street, good internet
The water quality is very good thanks to new composite plastic pipes in the house. The main water supply line has also been renewed and is made of plastic. There is a central sewer system in the town, so the quality of the well water is also good, without the pollution from nearby septic tanks.
The overhead electrical line was replaced by an underground cable as part of the renovation of our house. There are new electrical cables with protective conductors throughout the house, including 3 phases, high current and residual current switches.
